They call it" your property" when you pay the taxes but won't let you do anything) I don't know the btu but this would easily heat all of our hot water. It would keep up with the shower. Dish washer and the clothes washer at the same time even when I purposely tried to run the water out. I gave $300 for this so its not a cheap one. It's like new hundred percent no leaks. It's in excellent cosmetic and functioning condition, with only a couple marks by the bolt locks where I used a wrench to remove the tubes. It doesn't effect anything functionally, and really doesn't matter at all because it goes inside of machines, but either way now you know.
